Mortgage broker survey template

Learn whether clients trust the mortgage they chose, right after it is approved

Four quick questions for borrowers once the mortgage is approved: whether the broker compared lenders with them, how quick the process was, how clear the fees were and how confident they feel. Use it as it is or change any question, and add an open question when you want the reasons in the client's words, which Usertick reads for you.

What this mortgage broker survey tells you

A mortgage broker feedback survey checks the parts of the service clients judge a broker on: choice, speed, honesty about fees and the confidence they leave with. This template asks four questions in about 30 seconds: whether the broker compared several lenders, how quick the process was, how clear the broker's fees were and how confident the client is in the mortgage.

It is written for an email after the mortgage is approved, with the first question inside the email so a single Yes or No starts the survey. The same template also runs as a link in your own approval message, as a popup on your brokerage's website or as a conversation.

Results shows the share of clients who saw several lenders, the speed and fee ratings and the confidence score, each against the period before. Choose No on the first question to see whether those clients feel less confident. When you add an open question, Usertick reads each answer and files it under a category from your list with a type and an urgency.

The 4 questions, one by one

What each question asks, why it is there, what it shows you and what to change.

Question 1 of 4 · Yes / No

Did your broker compare several lenders with you?

Why ask it
Comparing lenders is the reason clients use a broker instead of going straight to their bank. A plain yes or no checks that every client saw the choice they came for.
What you learn
The share that said yes, against the period before. Select No to see how those clients rated the fees and their confidence.
Make it yours
When some of your products come from a single lender, reword the question to ask whether the options were explained.
Question 2 of 4 · Stars

How quick was the process?

Why ask it
A slow approval can cost a buyer the house. A speed rating shows how the process felt from the client's side, which can differ from your own timeline.
What you learn
The average, a bar per rating and the share who rated 4 or higher, compared with the period before.
Make it yours
Keep the ends as Very slow and Very fast, so the rating reads the same way as the next one.
Question 3 of 4 · Stars

How clear were the broker's fees?

Why ask it
Broker fees and lender commissions are where trust is won or lost. A clarity rating shows whether clients understood what they paid, and why, before they signed.
What you learn
The average, a bar per rating and the share who rated 4 or higher. Select 1 or 2 stars to see whether unclear fees go with lower confidence.
Make it yours
Add an optional text question after it, with skip logic so only low ratings reach it, to ask which fee was unclear.
Question 4 of 4 · Big scale

How confident are you in the mortgage you chose?

Why ask it
Confidence in the chosen mortgage is the outcome a broker is paid for. A ten-step scale shows the difference between a client who is sure and one who still wonders about a better rate.
What you learn
The average and a column per step, compared with the period before, so a drop after a rate change or a new lender panel stands out.
Make it yours
Call the clients who answer 5 or lower, while there is still time to walk them through the choice.

Tips for this survey

Small choices that keep people answering and the answers useful.

  1. 01

Send it on the day of approval

Clients remember the process best while the approval is still news. Usertick doesn't send it automatically from your loan software, so send it from Usertick the same day.

  2. 02

    Keep money details out

Ask about the experience and leave loan amounts, rates and account numbers out of the survey. Usertick's terms don't allow government ID numbers, so never ask for a Social Security number.

  3. 03

    Give each broker a copy

Results doesn't split answers by broker, so run one copy per broker or add a question that names them.

  4. 04

    Check in a year later

Send a short survey a year after closing, so you learn whether the client still feels sure and stay in mind for a refinance.
