Usertick
Neighborhood preferences survey template

Match each client to the right neighborhood, from the first conversation

Three questions for new buyers and renters: what matters most in a neighborhood, what would rule a home out and how long a commute they would accept. Use it as it is or change any question, and Usertick reads every written answer for you.

What this neighborhood preferences survey tells you

A neighborhood preferences survey asks new clients what they want around the home before you start sending listings. This template takes about 45 seconds: a ranking of schools, public transportation, quiet streets, shops and cafes, parks and safety, the deal-breakers that rule a home out and the longest commute they would accept.

It is written for an email to each new client when they register with you. Because the survey opens with a ranking, the email shows a button that opens the survey page. The same template also runs as a link in your own welcome message, as a QR code at your office or the open house sign-in table, or as a popup on your website after someone signs up for listing alerts, with the form submit trigger (from Starter, or on 1 survey on Free).

Each client's answers sit in the inbox under their name, ready for your agent before the first showing. Results shows the average place of each priority, the share of each deal-breaker with every typed Other answer and how commute limits split across all your clients, so you can see what your market is asking for.

The 3 questions, one by one

What each question asks, why it is there, what it shows you and what to change.

Question 1 of 3 · Ranking · Optional

Rank what matters most in a neighborhood

Why ask it
Clients can say they want everything, but a ranking forces a choice. The order tells your agent whether to lead with school districts, transit or quiet streets when picking listings.
What you learn
The average place per item across all clients. Open a single response in the inbox to see one client's order before you send them listings.
Make it yours
Add the priorities your area is known for, such as walkability or a short drive to the beach, and turn on Rank only the top 3 when the list grows, so clients tap the three that matter in order.
Question 2 of 3 · Multiple choice · Optional

Which of these would rule a home out?

Why ask it
One deal-breaker can rule out a listing that matches every priority. Asking up front saves a showing of a home on a busy road for a client who would never live there.
What you learn
Bars with the share and count of each deal-breaker, with every typed Other answer listed beside the chart, so a common rule-out your list missed shows up.
Make it yours
Keep None of these as the last option, and add the rule-outs your clients often mention, such as a flood zone or an HOA.
Question 3 of 3 · Multiple choice

How long a commute would you accept?

Why ask it
The commute limit draws the map your agent searches in. Four plain ranges turn a vague wish to be near work into a radius you can use.
What you learn
A donut with the share and count of each range, with stacked shares over time across all your clients.
Make it yours
Add a question for the place they commute to, such as a downtown office or a hospital, so the range has a starting point.

What the answers show

Results turns each question into numbers you can follow week by week.

Tips for this survey

Small choices that keep people answering and the answers useful.

  1. 01

Send it before the first showing

The answers shape which listings you send, so ask before you book showings. Usertick doesn't send it automatically when a client registers in your CRM, so send it from Usertick or put its link in your own welcome email.

  2. 02

    Read each client's answers first

Open the client's response in the inbox, note the top three priorities and the deal-breakers in its notes, and search with them.

  3. 03

    Look at your whole market

Every few months, read the averages across all clients. When Public transportation climbs in the ranking, listings near transit deserve more space in your marketing.

  4. 04

Ask again after a few showings

Preferences shift once clients see real homes. Send the survey again after the first few showings, with Skip people who already received this survey turned off for that send, and compare the answers.
